Sellers agents represent the seller, dual agents represent both parties and buyers agents represent the buyer.
In situations where we act as "your buyers agent" we represent you, the home buyer exclusively. In today's real estate market sellers agents generally conduct 90% of all real estate transactions. Sellers agents are legally bound to get the best selling price and best terms from the home sellers perspective and normally to the home sellers advantage. If we represent you, the HOME BUYER, as a buyers agent, we will represent only you and seek the best terms and price for you regardless of the interests of the home seller!
When we act as your buyers agent we work exclusively for you. We search the MLS with your home search criteria including price range in mind. We will arrange home tours for you of any home you request. We can help with our knowledge of local neighborhoods, local school districts, banks, utilities and any other local information you may need. The cost to use a buyers buyers agent as apposed to a sellers or dual agent is nothing! Why, because the buyers agents commission is paid from what is know as co-brokers fees, agreed to in advance, by all home sellers with their selling agent. If you purchase a home directly from the selling agent they retain 100% of the commission both from the selling side and the buying side of the transaction. If you use a buyers agent, that agent will receive the predetermined commission from the buyers side of the transaction.
